Three things we do that cost us money

Sandton agencies price Soweto like it's a suburb of Johannesburg. It isn't. It's a city of over a million people with its own market, its own title problems and its own maths. We only work here.

Before the mandate

We pull the deed first

A deeds office search costs us a hundred rand and two days. Plenty of Soweto homes have been handed down, sold at a kitchen table or left in a deceased estate and never transferred. If the name on the deed isn't the person signing, we say so and we don't take the listing.

On every board

One price, not a hook

No "offers from". No price that quietly climbs once you're attached. The number on the listing is the number the seller will sign at, and if they change their mind mid-deal we tell you the same day, in writing.

We show you the bad wall

What it really costs a month

Repayment, transfer duty, attorneys, and what the bank will want to see on your payslip. Including the backrooms, if you're counting on them.

Figured at R1 400 a room and ten months' rent a year, not twelve. Somebody always leaves in December.

Set the rate to what your bank actually quoted you, not to prime. First-time buyers here are routinely offered prime plus one or two, and on a twenty-year bond that difference is worth more than anything you'll negotiate off the asking price.

Estimates, not a quote. Attorney fees are the published guideline tariff and move with the deal. Transfer duty is free below R1 210 000 — that threshold shifts most Februaries, so check it against the current SARS table before you budget on it. The income figure assumes a bank wants your bond under 30% of gross pay; some go higher if you have no other debt, most don't.

Month 3–5
Transfer

Rates clearance, bond cancellation, conveyancer. Soweto transfers run long. We tell you three months minimum and we chase the attorney weekly so you don't have to.
